AI Data Centre Development & Delivery Management
Developing infrastructure for AI.
We work on the owner's side to align customer requirements, sites and utilities, capital partners and specialist teams—from early assessment through delivery and handover.
Overview
Working on the Owner's Side
CROSYN Infrastructure focuses on AI data centre development and delivery management. Within an agreed mandate, we coordinate the people, requirements and development conditions needed to move a project forward.
Our role is to align objectives, coordinate cost and programme, manage interfaces and maintain clear project information. Specialist responsibilities remain with the appointed parties.

Capabilities
Four Capabilities. One Coordinated Approach.
Clear responsibilities, defined outputs and a shared view of the project.
01
Development Assessment & Readiness
Assess viability and advance the conditions needed to proceed.
Example outputs: development roadmap, due diligence checklist and stage recommendations.
02
Customer & Technical Integration
Translate operating requirements into design and acceptance criteria.
Example outputs: requirements baseline, technical brief and acceptance matrix.
03
Specialist Team & Delivery Coordination
Align specialist teams, cross-border supply chains and delivery interfaces.
Example outputs: procurement plan, interface matrix, cost and programme reports.
04
Project Governance & Capital Coordination
Prepare clear information for decisions, financing diligence and ownership.
Example outputs: delegated authorities, funding plan and project data room.
Scope, responsibilities and deliverables are defined by the engagement agreement.
Approach
Clarity Before Commitment.
Our approach is to define what the project needs, coordinate how the work fits together and keep decisions supported by clear records.
01 — Define the Requirements
Align customer needs, technical scope and acceptance criteria before major delivery commitments.
02 — Coordinate the Interfaces
Clarify responsibilities across design, procurement, construction and commissioning, with appropriate professional review.
03 — Keep Decisions Traceable
Track budgets, programme, risks and changes. When critical conditions remain unmet, recommend revising the plan or pausing further commitments.
From Early Assessment to Handover
Appointments can cover a specific stage or an agreed development and delivery mandate.
01 — Early Development
Assess sites, utilities and approval pathways. Review viability and stage budgets.
Typical output: development assessment and work plan.
02 — Requirements & Design Coordination
Align customer needs, technical scope and standards. Coordinate design and procurement strategy.
Typical output: requirements baseline and delivery plan.
03 — Procurement & Construction Oversight
Coordinate appointments and contract interfaces. Track cost, programme, quality and changes.
Typical output: project controls and progress reporting.
04 — Commissioning & Handover
Coordinate testing, issue resolution and acceptance. Prepare handover records, training and operating interfaces.
Typical output: acceptance and handover documentation.
Continuous workstreams
- Customer communication
- Capital coordination
- Risk management
- Document control
Workstreams may overlap. Commissioning, acceptance and operational readiness are planned from the outset.
Developing with Long-Term Use and Ownership in Mind
Beyond construction, we coordinate the records and interfaces needed for operational handover, financing diligence and future ownership decisions.
- Title and permits
- Customer and delivery contracts
- Testing and handover records
- Operating and financial information
Potential pathways for assessment: continued ownership, refinancing, or asset and equity transfers.
Financing and transactions depend on contractual conditions and market circumstances. No financing outcome or exit is guaranteed.
Development Planning
From Opportunity to Development Plan
A site, utility opportunity, customer requirement or capital partner can be the starting point. The next task is to understand how the necessary conditions fit together.
Tier 1
Starting Points
- Land & Site Opportunities
- Power & Utility Conditions
- Customer & Deployment Requirements
- Capital & Specialist Teams
Tier 2
CROSYN Coordination
- Align demand with available conditions
- Identify critical constraints
- Define roles and cooperation
- Plan commitments by stage
Tier 3
Defined Outputs
- Development Plan
- Critical Conditions Register
- Budget & Delivery Roadmap
- Recommendation: Proceed, Revise or Pause
An opportunity is not yet a deliverable project. Assessment and coordination turn initial inputs into an actionable development plan.
Engagement
Start with a Clear Project Question
Whether you bring a site, customer demand or an active project, begin by defining the next step.
01
Early Development Assessment
For evaluating a site or development opportunity.
Starting output: preliminary assessment and development work plan.
02
Development Management
For coordinating development conditions and specialist teams.
Starting output: stage objectives, responsibilities and budget framework.
03
Owner Representation & Delivery Management
For overseeing design, procurement, construction and handover.
Starting output: mandate, delivery plan and project controls.
Define objectives and boundaries first. Agree the scope and stage deliverables next.
